Florence Oregon Real Estate Is Still A Great Buy!

As of this posting, we currently have 318 residential listings in the Florence Oregon real estate market with a median asking price of $199,000 and an average of 369 average DOM (days on market).

In the last 12 months we have sold 312 homes at a median sale price of $156,500 and 288 average CDOM (cumulative days on market).

I the last 6 months we have sold 143 (down form 171) homes at a median sale price of $160,000 and 285 average CDOM and 165 median CDOM

In the last 30 days we have sold 21 homes at a median sale price of $170,000 and 199 CDOM.  A 30 day snapshot in small market is not a reliable indicator of the future.

All in all, the inventory has not changed much in the last 2 months.  One year running average list prices are down $10,000. On the other hand, a six month running average of median sales price are up $5,000 while the number of sales is down.

Other parts of the State definitely are showing increased sales and prices. Florence normally lags behind other areas in Oregon by about a year.   I still believe that those that buy a home now will not regret it a few years from now. NOW is the time to buy as the rainy season is still here and many sellers are tired of postponing their dreams.

Florence Inventory Down.

As of this posting, we currently have 319 residential listings in the Florence Oregon real estate market with a median asking price of $209,000 and an average of 369 CDOM (cumulative days on market).

In the last 12 months we have sold 307 homes at a median sale price of $158000 and 297 average CDOM.

I the last 6 months we have sold 171 homes at a median sale price of $155,000 and 285 average CDOM and 194 median CDOM

In the last 30 days we have sold 23 homes at a median sale price of $153,000 and 199 CDOM.A 30 day snapshot is not a reliable prediction of the future.

All in all, I am seeing a smaller inventory with a higher asking price and longer market time looking at the last year.  It feels to me like some of the old tired listings that were overpriced are still hanging around while the property that was priced matched to our current reality, sold.

In spite of higher asking prices, do not be afraid to write an offer based on actual sales data.  I still believe that those that buy a home now will not regret it a few years from now. NOW is the time to buy as the winter season is here and many sellers do not wish to wait till spring.

Florence OR Real Estate Market Update

As of this posting, we currently have 356 residential listings in the Florence Oregon real estate market with a median asking price of $199,000 and an average of 364 CDOM (cumulative days on market).

In the last 12 months we have sold 304 homes at a median sale price of $155,500 and 294 average CDOM and 179 median CDOM.

I the last 6 months we have sold 168 homes at a median sale price of $159,000 and 285 average CDOM and 194 median CDOM

In the last 30 days we have sold 19 homes at a median sale price of $145,000 and 185 CDOM. A 30 day snapshot is not a reliable prediction of the future.

At the end of the day, the 12 and 6 month numbers above show a small general improvement in prices and days on market.

The total drop of  inventory of 89 homes over the last 6 months is good but many sellers simply give up this time of year and will list again in the spring.  Also, let’s hope that propping up housing and the economy by printing money does not represent “something for nothing”, that we all regret.
I still believe that those that buy a home now will not regret it a few years from now. NOW is the time to buy as the winter season is here and many sellers do not wish to wait till spring.

Buy Now or Rent?

Often people ask if they should rent in Florence before buying. Typically I would say that is fine, but today is NOT the time to be standing on the sidelines. Historically low interest rates together with a very large inventory of “motivated sellers” tell me to buy now. Prices are now at 2003 levels and in some cases are even lower.

As of this posting, we currently have 445 residential listings in the Florence Oregon real estate market with a median asking price of $169,000 and an average of
320 CDOM (cumulative days on market).

In the last 12 months we have sold 282 homes at a median sale price of $155,000 and 298 average/179 median CDOM.

I the last 6 months we have sold 146 homes at a median sale price of $156,000 and 335 average/194 median CDOM

In the last 30 days we have sold 27 homes at a median sale price of $150,000 and 373 CDOM.  A 30 day snapshot should not be relied on to predict the future!

It still feels to me like we are at the bottom. Now is the time to negotiate your best price as the winter season will soon be upon us and sellers are aware that the market will go flat as the rain draws near.
All in all, inventory is up and asking prices are down slighlty.The secret to success is to work with a

Now is The Time to Buy a Florence OR Home!

As of this posting, we currently have 425 residential listings in the FLorence Oregon real estate market with a median asking price of $169,000 and an average of
330  CDOM (cumaltive days on market).

In the last 12 months we have sold 280 homes at a median sale price of $159,000 and 262 average/161 medain CDOM.

I the last 6 months we have sold 141 homes at a median sale price of $156,000 and 300 average/190 median CDOM

In the last 30 days we have sold 28 homes at a median sale price of $135,000. A 30 day snapshot in a small market can vary widely and should not be relied on to predict the future!

Barring some other cataclysmic or global event, it feels to me like we are at the bottom.  Now is an excellent time to purchase with record low prices and interest rates well under 4% for 30 year fixed rate mortgages!

All in all, inventory is up and asking prices are down roughly 5%.The secret to success is to work with a local experienced buyer’s broker.

I have watched Florence OR home sales for over 30 years and the same leading indicators are in play. What I mean is that historically, when Southern California and other major markets like Seattle and Portland turn around, it is just a materr of 6-12 months before the Florencereal estate market turns.

As of this posting, we currently have 397 residential listings in the FLorence Oregon real estate market with a medin asking price of $179,000 and an average of
350 DOM (days on market).

In the last 12 months we have sold 270 homes at a median sale price of $157,000 and 240 average/143 medain DOM.

In the last 6 months we have sold 129 homes at a median sale price of $162,000 and 247 average/151 median DOM.

In the last 30 days we have sold 28 homes at a median sale price of $172,000. A 30 day snapshot in a small market can vary widely and should not be relied on to predict the future!

It feels to me like we are nearing or possibly at the bottom. I beleive this is an excellent time to purchase with record low prices and low interets rates. The secret to success is to work with a local experienced buyer’s broker.

Florence OR Market Still Tenative

The above data tells me that there is slight bump in activity (over the course of the last year) but median sales prices are trending lower. Because the Florence Oregon coast market historically lags behind other areas of the country, it is important to continue to use realistic pricing if you are serious about selling.

estate market with a median asking price of $179,000 and an average of 357 DOM
(days on market).

In the last 12 months we have sold 242 homes at a median sale price of $160,000 and 221DOM.

In the last 6 months we have sold 137 homes at a median sale price of $160,000 and 231 DOM.

The last 30 days we have sold 17 homes at a median sale price of $115,000. As usual a 30
day snapshot in a small market can vary widely.

The above data tells me that there is still a lack of consumer confidence reflected in lower median
sales prices and longer DOM. Agressive pricing by sellers and their agents is
still the key to a timely sale.

Interest rates continue to fall to an all time historic low. Florence Oregon real estate offers a once in a lifetime
