In the preceding 30 days we have had 29 sales at an average closed sale price of $204,000 which is 20.3% less than the average list price.
Nationally, most real estate practitioners are discouraged from taking a listing exceeding 10% of the market value because the old “list at any price” mentality actually causes financial harm to sellers in a declining market.
